Who does the work?
Robin, founder of Numencia. Editing and copywriting done remotely from your own photos: no photo shoot, no virtual tour, no ranking promise. You approve everything before publishing.

What materials do I need?
Authorised original photos, confirmed amenities and, for a welcome book, your instructions. No Airbnb password. If you do not have these materials yet, contact us before ordering.
When will the files be delivered?
Initial delivery is due within 24 hours after all materials are received and work may begin. You can request an early start in the order review. One consolidated revision is included.
Will the result remain faithful to the property?
Lighting, colours, crop and reviewed copy. No added furniture, erased permanent defects or altered room dimensions. You approve the facts before publication. No booking or ranking improvement is guaranteed.
Why a digital welcome book rather than a PDF?
A PDF has to be downloaded, stays frozen and must be resent whenever your instructions change. The welcome book is a web page: guests open it from a link or a QR code scan, with no app, and pick their language. Updates are made at the same link. The PDF is still included for printing.
What is the difference between the welcome book and the arrival page?
The welcome book covers everything: arrival, the property, house rules, amenities, local recommendations with a map, and departure. The arrival, departure & house rules page is the short version, with a QR code to display in the property. Both are personalised for your property.
Which languages are included?
Choose up to 5 languages for each welcome book at no extra cost. Additional languages cost €3 per property. Guests open the book on their phone, with no app, and pick their language at the top of the page.
How do I receive the included 3D image?
It is included with Listing + Welcome book for payment confirmed by 18 October 2026, and part of Signature. Send a floor plan and photos of each room; without a plan, it cannot be produced. Can I order for several properties?
Yes: select 1 to 3 properties in your basket. Each receives its own files. Each property is priced individually, with no quantity discount. Concierge services and more than 3 properties: ask for batch pricing.
What if I am not happy with the result?
You get a refund. If, after the included round of corrections, you are not happy with the result, write to us within 14 days of delivery: we refund the property concerned in full, no questions asked. The delivered files are then not used and the welcome book is taken offline.
Why launch pricing?
The service is starting out: the first 20 properties get these prices. From the 21st to the 60th, the listing makeover moves to €69 and the welcome book set-up to €39; then €89 and €49. The welcome book subscription does not change for existing subscribers.
Do I need a subscription?
Not for the listing makeover: you pay once. The welcome book is on subscription, monthly or yearly, with no commitment: it stays online while you are subscribed. We never ask for your Airbnb password.
How do I cancel the welcome book subscription?
Online, in a few clicks, from the “Cancel a subscription” page (at the bottom of every page) or your client space. You receive an email confirmation; no further payment is taken and the welcome book stays online until the end of the paid period.

How does referral work?
After your order is delivered, you receive your referral code by email. Your referral enters it in the “promo code” box on the payment page: €6.90 off, one month of welcome book, on their first order. As soon as their order is paid, you receive a code of the same value by email for your next order. Each code is single-use, valid for one year, no stacking with other promotions, no cash payout.
